Why Home Inspections and Termite Inspections Matter—Especially for VA Home Buyers

Buying a home is one of the biggest financial investments you'll ever make. Whether you're purchasing your first home, relocating to Central Texas, or using your VA loan benefit after serving our country, one thing should never be overlooked: the home inspection and termite inspection.

As a retired U.S. Army Staff Sergeant and REALTOR® with HomeVets Realty, I've worked with many military families and first-time buyers. One of the questions I hear most often is, "Do I really need an inspection?" My answer is always the same—yes.

The Home May Look Perfect...But Appearances Can Be Deceiving

A freshly painted home with new flooring and updated appliances can make a great first impression, but cosmetic upgrades don't tell you what's happening behind the walls, under the roof, or beneath the foundation.

A professional home inspection gives buyers a detailed evaluation of the property's major systems, including:

• Roof condition

• Foundation and structural integrity

• Electrical system

• Plumbing

• HVAC (heating and cooling)

• Windows and doors

• Attic and insulation

• Appliances

• Safety concerns

The inspection isn't about finding the "perfect" home. It's about helping you understand the home's condition so you can make an informed decision before closing.

Why a Termite Inspection Is Just as Important

In Texas, termites are a reality. They can quietly cause thousands of dollars in structural damage before there are any visible signs.

A licensed termite inspector looks for:

• Active termite infestations

• Previous termite damage

• Conditions that increase the risk of infestation

• Other wood-destroying insects

Identifying these issues early can save you significant repair costs and provide peace of mind before you become the homeowner.

Why VA Buyers Should Pay Close Attention

For veterans and active-duty military members using a VA loan, inspections are especially important.

While a VA appraisal helps determine the home's value and confirms that it meets the VA's Minimum Property Requirements (MPRs), it is not a home inspection.

Many buyers mistakenly believe the VA appraisal replaces a home inspection—but it doesn't.

A VA appraiser is primarily focused on determining market value and identifying major health, safety, or habitability concerns. A home inspector, on the other hand, spends several hours thoroughly evaluating the home's systems and components.

Additionally, in many parts of Texas and other states, a wood-destroying insect inspection (commonly called a termite inspection) is often required or strongly recommended during the VA loan process. Even when it isn't required, it's a wise investment because termites can cause costly damage that may not be visible during a walkthrough.

Inspections Can Save You Money

Inspection reports often give buyers the opportunity to:

• Request repairs before closing

• Negotiate seller concessions

• Ask for credits toward repairs

• Better understand future maintenance costs

• Decide whether the home is still the right fit

The cost of an inspection is small compared to the potential expense of replacing a roof, repairing foundation issues, or addressing hidden plumbing or electrical problems after you move in.

My Advice to Every Buyer

I always encourage my clients to attend the home inspection whenever possible. It's one of the best learning experiences you'll have as a homeowner.

Ask questions.

Take notes.

Understand how the home operates.

Learn about routine maintenance.

The more you know before closing, the more confident you'll feel after you receive the keys.
