One thing I’ve noticed over the years is that there are a few important things many buyers wish they had known before reaching out to a real estate agent.First, you don’t need to have everything figured out before contacting a Realtor. Many people believe they should already know exactly what type of home they want, what neighborhood they prefer, and how much they can afford before making that first call. The truth is that a good Realtor is there to help guide you through those decisions. It’s perfectly okay to start the conversation early in the process, even if you’re just exploring the idea of buying a home.
Another thing I wish more buyers understood is how important it is to talk to a lender early on. While browsing homes online is exciting, the first real step toward buying a home is understanding your financing. A lender can help you determine your budget, estimate monthly payments, and get you pre-approved for a mortgage. Having a pre-approval not only gives you confidence as a buyer, but it also shows sellers that you are serious when it comes time to make an offer.
Many buyers are also surprised to learn that the price of the home isn’t the only cost involved in purchasing property. Beyond the down payment, there are additional expenses such as closing costs, inspections, and moving expenses. Preparing for these costs in advance helps avoid surprises and makes the process smoother from start to finish.
Another common misconception is that buyers have to pay their Realtor directly. In most cases, the seller pays the commission for both the listing agent and the buyer’s agent. This means buyers can receive professional guidance throughout the process without paying out of pocket for those services.
