Why I’ve Stopped Answering Real Estate Questions for Non-Clients
Why I’ve Stopped Answering Real Estate Questions for Non-Clients
By Malcolm Davis, Realtor®
Let’s be honest—this might not be the most popular thing I’ve ever said, but it needs to be said.
I’ve reached a point in my career where I’m no longer answering real estate questions, giving advice, or offering guidance to people who are not my clients.
And no, it’s not because I don’t care. It’s because I take what I do very seriously.
Every day, I get messages from people asking for help finding rentals, wanting “quick advice,” or looking for answers to questions about buying or selling a home. On top of that, some people already have an agent—someone they chose to represent them—yet still come to me for input.
That’s where the line gets crossed.
Real estate isn’t a hobby. It’s not something I do casually on the side. This is my profession. It’s how I provide for my family, and it’s a craft I’ve spent years learning, improving, and mastering. The knowledge I bring to the table has value, and my time is not unlimited.
When you ask a real estate professional for advice, you’re not just asking a simple question—you’re asking for expertise, experience, and strategy. Those things are what my clients commit to when they choose to work with me. They’re not free add-ons for everyone else.
And let’s talk about loyalty for a second.
If you already have an agent, that relationship matters. You chose them for a reason, and they are the ones responsible for guiding you. Going outside of that relationship for second opinions or “extra help” not only disrespects your agent—it undermines the entire process.
I don’t step into other agents’ deals, and I don’t believe in working around the professional boundaries that keep this industry running smoothly.
The same goes for rentals. While I respect the rental market, it’s not where I focus my business. My energy is dedicated to helping buyers and sellers navigate one of the biggest financial decisions of their lives. That’s where I bring the most value, and that’s where I stay committed.
At the end of the day, it comes down to respect.
Respect for the profession.
Respect for the process.
And respect for my time.
If you want to work with me as your agent, understand this—I go all in. My clients get my full attention, my full effort, and my full expertise. I don’t cut corners, and I don’t treat this lightly.
But if you’re not looking to work with me, that’s completely fine. Just understand that it also means I’m not your go-to for free advice.
Fair is fair.
If you’re ready to work with an agent who takes your goals seriously and shows up 100%—I’m here.
If not, lean on the agent you’ve chosen.
That’s how it should be.
