I get this question every week: “Malcolm, is it a buyer’s market or a seller’s market right now?”

Here’s the straight answer based on the latest local numbers (through June/July 2026):

Killeen is a balanced market.

Not a screaming seller’s market like 2021–2022. Not a deep buyer’s market like some of the bigger Texas metros right now. It’s sitting right in the middle—and that actually creates opportunities for both sides if you play it correctly.

The Numbers That Matter

  • Months of inventory: About 5.1 months (Under 4 months favors sellers. Over 6 months favors buyers. 4–6 is balanced.)
  • Median sale price: Around $229,000 (up roughly 6.5% year-over-year in the strongest recent reports)
  • Closed sales: Strong — up significantly in recent months
  • Days on market: Homes that are priced right are still moving, though the average has stretched compared to the frenzy years
  • Active listings: Enough inventory that buyers have real choices, but not so much that good homes sit forever

Fort Cavazos demand (PCS moves, BAH buyers, Veterans using VA loans) continues to keep our market more stable than Austin, San Antonio, or Houston right now.

What This Means If You’re Buying

You have more negotiating room than you did two years ago. You can:

  • Ask for repairs or closing-cost credits
  • Take your time with inspections
  • Walk away from overpriced listings without FOMO

But don’t sleep on the good ones. Clean, move-in-ready homes in solid locations (especially those that fit BAH payments) still get offers. VA buyers remain a big part of the demand, and that keeps competition healthy on the right properties.

What This Means If You’re Selling

Pricing is everything. Homes priced within 3% of true market value are still selling. Homes that are stretched to 2022 expectations are sitting and getting price reductions.

If your house is updated, staged well, and priced correctly for today’s Fort Cavazos buyer pool, you can still get solid results. If it’s dated or overpriced, expect longer days on market and more negotiation.
