Home Sweet Texas Home Loan Program (TSAHC) — Open to eligible low- and moderate-income buyers statewide. Offers a low-interest mortgage plus down payment help, available either as a grant that never has to be repaid or as a forgivable second loan. Qualifying first-time buyers can pair it with the state's Mortgage Credit Certificate for an ongoing federal tax credit on mortgage interest.
Homes for Texas Heroes (TSAHC) — Built for teachers, firefighters, police officers, nurses, EMS personnel, and veterans. Offers 3–5% down payment assistance as a grant or a repayable second lien, and can be combined with an FHA, VA, USDA, or conventional loan.
